First come, first served! Shenshan pioneers rent-free industrial parks with ready-to-move-in facilities

On October 27, Guangdong Shenshan Investment Holdings Group Co., Ltd. issued the Announcement on the Free-rent Initiative to Support High-quality Enterprises. The Group will accordingly offer 250,000 square meters of rent-free industrial space across its three parks in a bid to boost industrial development in the Shenshan Special Cooperation Zone.

According to the announcement, the rent-free initiative covers three industrial parks: the Marine Intelligent Port offering up to 80,000 square meters of rent-free area for R&D and office use, the Ruibote Innovation Industrial Park offering up to 100,000 square meters of rent-free area for factory use, and the Fashion Brands Industrial Park offering up to 70,000 square meters of area for factory use. Together, these parks provide a total of 250,000 square meters of rent-free industrial space.

The initiative explicitly requires that the enterprises applying for admission align with Shenshan’s industrial layout, in which NEVs feature, and new-type energy storage, high-performance materials, and intelligent manufacturing equipment play supplementary roles, or Shenzhen’s “20+8” industrial cluster initiative. The provision underscores the policy’s industry-oriented approach, concentrating resources on key sectors pivotal to regional development.

In addition to rent reduction and exemption, the Group will offer a range of supporting services, including fund co-investment, financial services, order facilitation, and talent support. It is noted that, under equal conditions, priority will be given to procuring from park enterprises whose technologies adapt to state-owned enterprise needs. Meanwhile, the initiative also applies to lease expansions by existing qualified tenants of the Group. The initiative goes into effect upon release and remains valid until November 30, 2028. Allocation of space will be processed on a “first come, first served” basis.
