North Warehouse of Xiaomo International Logistics Industrial Park Tops Out

Standing atop the warehouse with spiral ramps at the Xiaomo International Logistics Industrial Park (hereinafter referred to as the “Park” or “Xiaomo Park”) in Shenzhen’s Shenshan Special Cooperation Zone, one can see the berths of Xiaomo International Logistics Port (“Xiaomo Port” or the “Port”) just 500 meters away. Ro-ro vessels are being loaded, with the sound of their horns mingling with the sea breeze. On the other side of the Park, workers at the BYD Shenzhen KD Technology and Manufacturing Center (“KD Center”), about one kilometer from the BYD plant, are loading vehicle components into containers. Within five minutes, the containers will be at the port, ready to sail to South America or Southeast Asia.

The modern integrated logistics industrial park, with a total investment of RMB3.161 billion, recently reached a key milestone: the main structure of its north warehouse was successfully topped out. This comes after the completion and operation of the south warehouse in Area A in September 2025 – which has since achieved an occupancy rate of over 90 percent – marking another step forward in the Park’s development. Covering a total land area of 164,700 square meters and a floor area of 570,000 square meters, this logistics hub is steadily taking shape.

The Park enjoys a prime location, approximately one kilometer from the BYD plant and just 500 meters from Xiaomo Port, as measured in a straight line. Vehicle components produced at the plant are brought to the Park for packing into containers and delivered directly to the port for shipment. Such close integration between an industrial park and a port is rare in China.

To date, the Park has attracted companies across a range of fields, including BYD KD kits, automotive liftgates, automotive seat covers, and automotive logistics. The KD Center has also officially set up operations here, becoming an important KD export base for BYD in southern China.

KD stands for “knocked down” – meaning vehicles are shipped overseas as parts and assembled into complete vehicles at local plants. KD exports mainly take two forms. CKD, or completely knocked down, involves exporting vehicles as full sets of disassembled parts, typically in batches of 60 vehicles, with each batch filling around 11 to 12 forty-foot containers. SKD, or semi-knocked down, retains major components such as the vehicle frame and interiors, with the remaining parts exported as knocked-down components; a 40-foot container can typically accommodate three vehicles. Compared with exports of completely built-up (CBU) vehicles, the KD model has become a mainstream approach for Chinese new energy vehicle (NEV) manufacturers as they expand into overseas markets.

“Once vehicle components come off the production line, they are transported to the Park’s warehouses for sorting, packaging, and loading into containers, and can be taken directly to the port – in as little as five minutes,” said Zheng Muliang, manager of the General Management Department of Shenshan Ocean Development Co., Ltd., a subsidiary of Shenzhen Port Group. “KD products are currently being exported to markets in South America and Southeast Asia, and we are providing strong logistics support for BYD’s global expansion.”

Unlike conventional logistics industrial parks, the warehouses at Xiaomo Park are designed for high-throughput, rapid-turnaround operations. The Park’s warehouses, covering a total of 450,000 square meters, all feature a system of high-standard spiral ramps that allows trucks to drive directly up to the fifth floor. Even 55-ton heavy-duty trucks can navigate the ramps smoothly, eliminating the need to transfer goods between floors by lift and significantly improving loading and unloading efficiency. The first floor has a clear height of more than nine meters and a floor load capacity of six tons per square meter. There are a total of 361 loading bays at the Park.

Notably, the Park has designated a Class C-I warehouse. Under China’s fire protection classification system, this type of warehouse is suitable for storing special NEV components such as batteries and airbags, therefore addressing the need for the storage and transfer of such components. There is also a cold-chain warehouse in the Park, which reserves space for the future development of the marine industry. Rooftop photovoltaic and energy storage facilities help make the Park’s operations greener and more energy-efficient, and the south warehouse in Area A has been selected as an outstanding project for sponge city development in Shenzhen for 2025.

The Park also has a full range of supporting facilities. A 120,000-square-meter integrated support zone comprises dormitories, apartments, office space, and a hotel, providing accommodation for employees and meeting business travel needs. Canteens and first-floor retail units are also available to meet daily needs.

Looking out from a vantage point within the Park, one can see ro-ro vessels ready to depart from Xiaomo Port on one side and warehouses taking shape on the other. One kilometer away, production lines at the BYD plant operate around the clock.

Once fully completed, Xiaomo Park will fill a gap in modern integrated logistics infrastructure in Shenshan and surrounding areas. From manufacturing by leading companies such as BYD, to warehousing and distribution at Xiaomo Park, and onward to shipments departing via Xiaomo Port, an integrated supply chain is gradually taking shape, linking R&D in Shenzhen, manufacturing in Shenshan, distribution through the Park, and access to global markets via the Port.

“Looking ahead, the Park will strengthen its integration with Xiaomo Port and draw on the strengths of the BYD plant and Shenshan’s resource endowments to foster clusters of upstream and downstream NEV enterprises. We aim to build the Park into a hub for automotive supply chain services and a major distribution center for vehicles bound for overseas markets,” said Zheng.

From tidal flats to newly built warehouses, and from the first batch of KD kits being loaded into containers to ro-ro vessels setting sail for South America, Xiaomo Park is paving the way for Shenshan Special Cooperation Zone to move beyond vehicle manufacturing and connect with global markets.
